Our Process

1

System Assessment

We inspect the existing flat roof, check for ponding, blisters, and seam failures, and measure the area so we can spec the right system.

2

TPO, EPDM, or Modified Bitumen Estimate

You get a written estimate comparing membrane options (TPO, EPDM, Mod Bit) with honest pros and cons for your specific building.

3

Tear-Off & Membrane Installation

We remove failing material, inspect and repair the deck and insulation, install the new membrane, and heat-weld or adhere every seam.

4

Flood Test & Final Walk

Where appropriate we perform a flood test to verify the membrane is watertight, then walk the job and register the manufacturer warranty.

Frequently Asked Questions

TPO vs. EPDM vs. Modified Bitumen — which flat roof system is best?+
TPO is a white/tan single-ply membrane with excellent energy efficiency (reflects heat) and heat-welded seams. EPDM is a black rubber membrane that's proven and cost-effective but absorbs heat. Modified Bitumen is a torch-down or self-adhered asphalt system that's traditional and forgiving. Right choice depends on roof access, sunlight exposure, the number of penetrations, and budget — we spec the system on-site.
How long does a flat roof last?+
A professionally installed TPO or EPDM flat roof typically lasts 20–30 years depending on exposure and maintenance. Modified bitumen lasts 15–20 years. The single biggest longevity factor is whether the membrane is kept clean and free of standing water, so we size drainage carefully.
Do you do commercial flat roofs?+
Yes. We handle flat roof replacement and repair for both residential flat sections (porch roofs, garage roofs, additions) and small-to-mid-size commercial buildings throughout Queens, Nassau, and Suffolk.
What causes flat roofs to fail?+
Most common causes: seam failures, ponding water (standing water over 48 hours damages membrane), punctures from foot traffic or debris, and flashing failure at parapets and penetrations. Annual inspection and cleaning extends life significantly.
Can you repair a leaking flat roof without replacement?+
Usually yes. Most flat-roof leaks are isolated — a bad seam, a failed flashing, a puncture. We trace the actual source, patch or re-weld it, and test to confirm. Full replacement is only recommended when the membrane is at the end of its life across the entire area.
What if my flat roof has ponding water?+
Ponding water on a flat roof is a design or drainage problem, not just a maintenance issue. We assess whether the deck has settled, whether drains are clogged, or whether additional slope is needed. Solutions range from adding a cricket (tapered insulation) to a full re-pitch during replacement.
Do I need coating on my existing flat roof?+
Elastomeric or silicone coatings can extend the life of a sound but aging flat roof by 5–10 years. They're not a substitute for replacement when the membrane is truly failing, but for a roof that's 10–15 years old and watertight, a coating can be a cost-effective way to buy time.
